Why your yard should rent one big house for Badminton or Burghley

Every spring the same thing happens on livery yard group chats. Someone says “Badminton this year?”, twelve people say yes, and then nobody can agree where to stay. Half the group books a pub with four rooms left, two people end up in a Travelodge forty minutes away, and the evening you were all looking forward to turns into a round of taxis and “where are you?” texts.

There is a better way to do the big three-day events, and it is the way most eventing families quietly already do it: rent one large house for the whole group, and make the house part of the weekend.

Why one house beats five hotel rooms

Badminton runs over five days in early May and Burghley over four days in early September. Both are long, outdoor days. You walk the cross-country course, you stand at the Lake or the Leaf Pit, you shop the trade stands until your feet ache, and you want somewhere to go back to where everyone is in the same place.

A shared house gives you that. Breakfast is at a big table rather than in shifts. The kettle is always on when people drift back from dressage. Saturday night, after cross-country, is a long dinner where everyone argues about the water complex, not a split between three restaurants. And on Sunday morning nobody has to check out at ten while the showjumping is still to come.

It is usually cheaper too. Hotels and pubs near the big events fill early and price accordingly, and you pay per room. A house is one price for the whole group, so the more of you there are, the less each person pays. For a group of twenty or more, a big house split evenly often works out at a fraction of what everyone would spend on separate rooms, with a kitchen thrown in.

What to look for in a house for an event weekend

Not every big house suits a horse trials weekend. These are the things that matter most.

Distance to the showground, honestly measured. Event traffic is the one thing every regular complains about. A house twenty minutes away on a normal day can be an hour on cross-country morning. Look at the back-road route, not just the miles, and favour somewhere you can reach without joining the main queue into the car parks.

Parking for everyone, and for trailers if you are bringing one. Most groups arrive in four or five cars. A gravel drive with room for all of them saves a lot of shuffling.

A boot room or utility. May at Badminton can be warm and dry or it can rain for three days. Somewhere to leave wet boots, coats and dog towels keeps the rest of the house pleasant. If the house has a drying room, even better.

Dogs welcome. Half the people at a horse trials have a dog with them. Check the house rules before you book, not after.

A kitchen and table big enough for the whole group. This is the point of the exercise. If the dining table seats eight and you are sixteen, you are back to eating in shifts.

Somewhere to sit outside. A terrace or garden for an evening drink after a long day on your feet is worth more than a games room.

Where to base yourselves

For Badminton, the Cotswolds is the obvious base, and the closer to the estate the better on cross-country day. There are large group houses in Badminton village itself, some sleeping well over twenty, and plenty more within half an hour around Tetbury, Malmesbury and the southern Cotswolds. It is worth searching early for a big house within reach of Badminton, because the best-placed ones can be booked up a year ahead.

For Burghley, look around Stamford and into Rutland and south Lincolnshire. Stamford is a beautiful town for an evening walk, and Rutland Water gives you something to do with any non-horsey members of the group while the rest of you watch the showjumping.

If your group does Cheltenham in March as well, a Cotswolds house works for that too, and some yards make it an annual double: Cheltenham in the spring, Badminton in May.

How to make it work as a group

The money conversation is the one that sinks most group trips, so have it first. Agree a per-person budget, book the house, then take a deposit from everyone straight away. People who have paid turn up.

Split the cooking. One person takes Friday’s supper, another Saturday’s barbecue, and breakfasts are a free-for-all. Or, for the Saturday after cross-country, book a private chef to come to the house so nobody has to cook on the one night everyone is tired. For a big group the cost per head is often less than a pub dinner, and you do not have to drive anywhere.

Sort the cars on the first night. Work out who is driving to the showground at what time each day, so the early risers who want to walk the course before the crowds are not waiting for the people who want a slow breakfast.

And book early. The houses closest to Badminton and Burghley are the first to go, and many groups rebook the same house for the following year. If you want one for next spring, now is the time to start looking.

Done properly, the house stops being somewhere you sleep and becomes part of the event itself: the place where the whole yard is together, the stories from the day get told, and next year’s trip gets planned before you have even left.
